Septic Inspections & Escrow Certifications
On the Central Coast, a large share of rural and small-town home sales involve a septic system — and lenders, agents and buyers all want to know it works before closing. A proper septic inspection turns an unknown into a written, defensible answer.

What a transaction inspection covers
A real inspection is more than a pump receipt. It typically includes: locating and opening the tank, pumping it so the tank itself can be examined, checking baffles, lids and structural condition, assessing the drainfield for signs of failure (ponding, odor, breakout), running water to observe flow, and reviewing any available county permit records for the system.
The output is a written report — and where the system passes, the certification paperwork the transaction requires — stating what was found, what condition the system is in, and what work, if any, is recommended.
For sellers: inspect before you list
A failing system discovered mid-escrow is a negotiation you lose. Sellers on septic — especially in the Santa Ynez Valley, Los Alamos, Nipomo and the rural Santa Maria fringe — increasingly inspect before listing, fix what’s fixable on their own timeline, and hand buyers a clean report. It protects your price and your closing date.
For buyers and agents
If you’re buying on septic, an inspection is the only way to know whether you’re also buying a $5,000–$15,000 drainfield. Ask for the inspection early in your contingency window, and make sure whoever performs it can also quote any needed work — an inspection that finds problems three days before closing, with no contractor attached, helps no one. We work on escrow timelines and coordinate with agents directly once you submit the request.
County records and point-of-sale rules
Requirements vary by county and change over time; some transactions trigger county point-of-sale inspection or certification expectations under local OWTS programs. Your agent and the county Environmental Health office are the authorities on what a specific sale requires — our job is to perform the inspection and produce documentation that satisfies it. Start with the form below and note your closing date so the visit is scheduled inside your window.
