How much does a new septic system cost on the Central Coast?

Published California ranges put a conventional new installation at $6,000–$15,000 and a full replacement at $8,000–$22,000 or more. Perc results, soil, system size and county requirements decide where your property lands — see the cost guide. Your firm price comes as an itemized written quote after a site visit.

Does septic work require a license in California?

Yes. Septic system installation is sanitation-system work: the contractor must hold a CSLB C-42 Sanitation System license, or perform the work under a C-36 plumbing or Class A engineering license where it falls within that license’s scope. The contractor’s license is verified and shown to you in writing before any work starts.

Do I need a permit to replace my septic system?

Generally yes — installations and replacements are permitted through your county’s Onsite Wastewater Treatment System (OWTS) program (Environmental Health Services in Santa Barbara County; the Planning & Building Department in San Luis Obispo County). A contractor offering to skip the permit is offering you future problems with resale, insurance and the county.

What is a perc test and when do I need one?

A percolation test measures how fast your soil absorbs water. It’s required for new systems and most drainfield replacements because the results size the field and determine whether a conventional design works on your lot. Details: perc tests & permits.

How often should a tank be pumped?

General U.S. EPA guidance is regular inspection and pumping as needed — for most households, roughly every 3 to 5 years. Garbage disposals, large households and small tanks shorten the interval. Pumping typically costs $300–$600 and protects the drainfield, which costs far more to replace.

I’m selling my home. What septic paperwork does escrow need?

Typically a written inspection report and, where the system passes, a certification of its condition. Some transactions also carry county point-of-sale expectations. We perform transaction inspections and coordinate scheduling against your closing date — start with the escrow inspections page.

My drains are slow and the yard over the field is soggy. Is my system dead?

Not necessarily. Those signs can come from a full tank, a clogged effluent filter, a distribution problem, or a genuinely failing field — in roughly that order of cost. The signs guide explains the patterns; an evaluation distinguishes them before anyone quotes a replacement.

How long does an installation or replacement take?

The fieldwork itself is usually days, not weeks, once the permit is in hand. The longer arc is everything before it: perc testing, design, and county review. Your contractor lays out the expected sequence and timing in writing with the quote.

Can I stay in my home during the work?

Usually, yes. There are short windows — while lines are switched over, for example — when water use must pause. Your contractor sequences the work to keep those windows short and tells you about them in advance.

Which areas do you serve?

Northern Santa Barbara County and southern San Luis Obispo County: Santa Maria, Orcutt, Nipomo, Lompoc, Los Alamos, Los Olivos, Santa Ynez, Solvang, Buellton, Arroyo Grande, Grover Beach, Atascadero and Templeton. See the service areas page.

Is the quote really free?

Yes — the request, the contractor review and the on-site evaluation that produces your written quote are free and carry no obligation. If testing (such as a perc test) is needed before anyone can responsibly price your job, that’s explained and priced in writing before it happens.
